Look for the silver lining

Selling a home can be a stressful experience, full of emotional highs and lows.   Private showings and Open Houses both require a lot of upfront effort getting your home ready to show to prospective buyers.  Hopefully, the end result for all your hard work is at least some positive comments from the viewers and at best your showing may even lead to an offer.  However, there will also be times when negative comments are received and your showing may even reveal one or more points of concern being raised by your visitors.  While this will obviously be disappointing, the best advice is to just look for the silver lining.

As your real estate professional can tell you, there’s little to gain by becoming discouraged when negatives arise during showings.  Look at the positive side.  Your home has attracted visitors, so that proves there is interest and demand for your type of home and in your neighbourhood.  Not every home is going to appeal to every individual, so don’t take it personally if your home doesn’t fit the ‘wish list’ of every buyer.  As long as there are more positive comments than negative, you should be encouraged that most people like what they see.  It’s just a matter of staying the course until you connect with the right buyer.  That’s when your Coldwell Banker sales professional can make the difference, by continuing to expose your property to as many potential buyers as possible and increasing your potential for making a match.

But what if the reactions to your showings are more negative than positive?  While it’s not a desirable situation, there’s still a lot to be gained by this valuable viewer feedback.  The more closely and accurately you can identify a problem, the more quickly and decisively you can remedy it.  Your Coldwell Banker professional will be there to counsel you on any changes you may need to make to improve your home’s salability.  Your sales representative can also bring you up to date on what’s currently going on with other local listings to ensure that yours stays competitive in a rapidly changing marketplace.

In the meantime, don’t be discouraged if it turns out that your showing or Open House doesn’t generate an offer this time.  Any time you can learn valuable information from potential buyers and use it to your best advantage, means you’re just one step closer to success.
